Sun City opened its doors in 1960, billing itself as one of the first master-planned communities targeting “active adults.” Hundreds of age-restricted developments have sprouted in the U.S. since then, though they’ve evolved in recent years to reflect boomers’ changing tastes. Smaller and closer to cities, they are doing away with golf courses and starting to crop up in states outside the Sun Belt.
