Confidence rating:

Trump's fortune is derived from his ownership of U.S. real estate and golf courses in the U.S., Ireland and Scotland. His most valuable assets are a 30 percent stake in New York's 1290 Sixth Ave. and 555 California St. in San Francisco, which are valued net of debt as disclosed by Vornado. He owns Trump Tower on New York's Fifth Ave., and the leaseholds at New York's 40 Wall St. and 6 East 57th St.

The properties are valued using current income, and occupancy and prevailing capitalization rates provided by real estate consultants CBRE, DTZ and RCA. The assets under leasehold are discounted 10 percent to reflect the fact that he doesn't own the deed to the properties. His personal penthouse in Trump Tower is valued at $3,000 per square foot, according to two real estate consultants who asked not to be identified because the information is private.

He has about 20 unsold condominiums at 502 Park Avenue in New York that are valued using reported sales prices for recently sold units in the building, according to New York City's ACRIS directory. He has 16 golf and resort properties, including the Mar-a-Lago and Trump Doral in Florida, that are valued using price-to-sales ratios for similar properties. Debt for these properties is included as a liability.

Trump was elected president of the U.S. on Nov. 8, 2016 and said in January 2017 that he will move his assets into a trust managed by his sons. He won't divest ownership in them, Sheri Dillon, an attorney at Morgan Lewis, said at a Jan. 11 press conference.

His cash investments are valued at the high end of the range he filed to the Federal Election Commission in May 2016. A liability of $630 million is included based on the FEC filing and mortgage documents. Trump valued his fortune at $8.7 billion in June 2015, including $2 billion for the golf and resort properties and $3.3 billion for "brand, branded developments and license agreements." He said in May 2016 that he was worth 'more than 10' billion dollars.
