This winter, I sat down for a conversation with Harvard’s Ed Glaeser at the Urban Land Institute in Washington, D.C. The two of us discussed the paradox of the urban crisis: While prosperity and quality of life have increased in many cities, so has inequality, especially in successful cities. In a discussion with ULI’s global CEO Patrick Philips, we unraveled how these challenges threaten to hurt the future of cities and the people who live in them.

I spoke first, Ed followed, and then we threw it open for questions. This is an edited and abridged version of our conversation. I learned a lot. Enjoy.
