$25 Million St. Barth's Estate Comes With a Mountainside Tennis Court

The beach is overrated.

A 4,800 square foot villa in the middle of St. Barth’s is on sale for $25 million. The estate, which is broken up into four separate buildings spread across 3 acres, is located in the island’s Petite Saline quartier, and overlooks the Lorient bay.

The property, which is named “Villa RKK,” has a colonial Caribbean aesthetic: single-story with a pitched roof, the main house features stone archways, dark wood ceilings, and terra cotta floors.  The climate and stunning views make the compound particularly suited for indoor/outdoor living. (Remember those calming views as you endure the perennially harrowing plane approach to the island.)

The house is built for entertaining; in the main building, which is designed with an open plan, there’s a kitchen with a breakfast bar, formal dining room, and three bedrooms including the master suite, which has its own plunge pool. The main building fronts a separate infinity pool and, more important, is situated to soak up views of the surrounding island and sea.

A second, smaller building set near the entrance of the property has two more bedrooms. Ostensibly designed as staff quarters, the structure, which has its own terrace, can be repurposed for guests and entertaining. In total, there are five bedrooms and five full baths on the property, which also features a tennis court (lit by flood lamps in case residents tire of the island's notorious nightlife), a garage, gym, and a pond.

St. Barth's is a tiny island—without traffic, you can drive from end to end in under half an hour—which means that, from the Villa RKK, the whole island is effectively at residents' disposal. The island has 14 public beaches, and handily, the house overlooks one of the best: Lorient beach, favored by local families, has some of the best surfing on the island.

Of course, you won't be the only one to discover the island's charms. There’s no shortage of listings on St. Barth’s, which has been made famous by the hordes of celebrities and super-rich who descend on its beaches during the high season, but few boast the RKK villa’s acreage, gardens, views, or, for that matter, price.
