The company originates and sells loans through the programs of the Federal National Mortgage Association (Fannie Mae), the Federal Home Loan Mortgage Corporation (Freddie Mac and together with Fannie Mae, the government-sponsored enterprises, or the ‘GSEs’), the Government National Mortgage Association (Ginnie Mae) and the Federal Housing Administration, a division of the U.S. Department of Housing and Urban Development (together with Ginnie Mae, ‘HUD’), with which the company has relationships. The company is approved as a Fannie Mae Delegated Underwriting and Servicing (DUS) lender nationally, a Freddie Mac Program Plus lender in 22 states and the District of Columbia, a Freddie Mac targeted affordable housing seller/servicer, a HUD Multifamily Accelerated Processing (MAP) lender nationally, a HUD Section 232 LEAN lender nationally, and a Ginnie Mae issuer. The company brokers and services loans for various life insurance companies, commercial banks, commercial mortgage backed securities (CMBS) issuers, and other institutional investors, in which cases it does not fund the loan but rather act as a loan broker. The company also originates and holds interim loans on its balance sheet and offers proprietary CMBS and large interim loans through its partnerships with institutional investors. The company conducts all of its operations through Walker & Dunlop, LLC, its operating company. Product Offerings The company originates, sells, and services a range of multifamily and other commercial real estate financing products, including Multifamily Finance, FHA Finance, Capital Markets, and Proprietary Capital. The company focuses primarily on multifamily properties and offers a range of commercial real estate finance products to its customers, including first mortgage loans, second trust loans, supplemental financings, construction loans, mezzanine loans, and bridge/interim loans. The company originates and sells loans under the programs of the GSEs and HUD. The company retains servicing rights and asset management responsibilities on all loans made under the GSE and HUD programs and some of the loans that the company places with institutional investors. The company’s relationships with Fannie Mae, Freddie Mac, HUD, and institutional investors enable the company to offer this range of loan products and services. Each of its product offerings is designed to improve its ability to meet client needs, source capital, and improve its commercial real estate finance business. Multifamily Finance The company is an approved lender that participates in Fannie Mae’s DUS program for multifamily, manufactured housing communities, student housing, affordable, and certain healthcare properties. Majority of the Fannie Mae loans that the company originates are sold in the form of a Fannie Mae-guaranteed security to third-party investors. The company is also contracted by Fannie Mae to service all loans that it originates under the Fannie Mae DUS program. The company is a lender approved as a Freddie Mac Program Plus lender under which the company originates and sells to Freddie Mac multifamily, manufactured housing communities, student housing, affordable, and healthcare loans that satisfy Freddie Mac’s underwriting and other eligibility requirements. Under the program, the company submits its completed loan underwriting package to Freddie Mac and obtains Freddie Mac’s commitment to purchase the loan at a specified price after closing. Freddie Mac performs its own underwriting of loans that the company sells to it. The company is also contracted by Freddie Mac to service all loans that it originates under its program.
