The company’s principal business consists of attracting deposits from the general public and investing those funds, along with borrowed funds, in loans secured primarily by first and second mortgages on one-to-four family residences including home equity loans, construction and land/lot loans, commercial real estate loans, construction and development loans, commercial and industrial loans, indirect automobile, and municipal leases. Municipal leases are secured primarily by a ground lease for a firehouse or an equipment lease for fire trucks and firefighting equipment to fire departments located throughout North and South Carolina. The company also purchases investment securities consisting primarily of securities issued by the United States Government agencies and government-sponsored enterprises, as well as certificates of deposit insured by the Federal Deposit Insurance Corporation. The company offers various deposit accounts for individuals, businesses and nonprofit organizations. Deposits are its primary source of funds for the company’s lending and investing activities. Market Areas The company operates in nine metropolitan statistical areas (MSAs), such as Asheville, North Carolina; Charlotte-Concord-Gastonia, North Carolina-South Carolina; Greenville-Anderson-Mauldin, South Carolina; Johnson City, Tennessee; Kingsport-Bristol-Bristol, Tennessee-Virginia; Knoxville, Tennessee; Morristown, Tennessee, Roanoke, Virginia, and Raleigh, North Carolina. The company maintains its administrative office in Asheville, North Carolina. In total, as of June 30, 2015, the company had 45 locations, which include North Carolina (including the Asheville metropolitan area, the ‘Piedmont’ region, Charlotte, and a loan production office in Raleigh), Upstate South Carolina (Greenville), East Tennessee (including Kingsport/Johnson City, Knoxville, and Morristown) and Southwest Virginia (including the Roanoke Valley). The company also owns an operations center located in Asheville, North Carolina. Lending Activities Retail Consumer Loans One-to-Four Family Real Estate Lending: The company originates loans secured by first mortgages on one-to-four family residences typically for the purchase or refinance of owner-occupied primary or secondary residences located primarily in its market areas. The company originates one-to-four family residential mortgage loans primarily through referrals from real estate agents, builders, and from existing customers. The company originates both fixed-rate loans and adjustable-rate loans. Home Equity Lines of Credit: The company’s originated home equity lines of credit includes adjustable-rate lines of credit. Construction and Land/Lots: The company has been an active originator of construction to permanent loans to homeowners building a residence. In addition, the company originates land/lot loans primarily for the purchase or refinance of an improved lot for the construction of a residence to be occupied by the borrower. All of the company’s construction and land/lot loans are made on properties located within its market area. Construction-to-permanent loans are made for the construction of a one-to-four family property, which is intended to be occupied by the borrower as either a primary or secondary residence. Indirect Auto Finance: During 2014, the company added an indirect auto finance line of business. As an indirect lender, the company markets to automobile dealerships, both manufacturer franchised dealerships and independent dealerships, and provides automotive financing through installment contracts on new and used vehicles from 54 auto dealerships located in western North Carolina and upstate South Carolina. As of June 30, 2015, the company’s indirect auto portfolio consisted of 2,242 installment loan contracts.
