Summit Industrial Income REIT Reports Audited Consolidated Earnings Results for the Fourth Quarter and Year Ended December 31, 2014

Summit Industrial Income REIT reported audited consolidated earnings results for the fourth quarter and year ended December 31, 2014. For the quarter, the company reported Operating revenues of CAD 7.5 million compared to CAD 7.6 million in the same quarter last year. Net Operating Income (NOI) rose to CAD 5.5 million compared to CAD 5.3 million in the prior year's fourth quarter. Funds from Operations (FFO) were CAD 3.3 million or CAD 0.139 per unit, up from CAD 2.9 million or CAD 0.163 per unit in the fourth quarter of 2013. Adjusted Funds from Operations (AFFO) were CAD 3.0 million or CAD 0.129 per unit compared to CAD 2.7 million or CAD 0.148 per unit in the fourth quarter of 2013. Net income was CAD 3,158,000 compared to CAD 3,300,000 a year ago. Basic and diluted net income per unit was CAD 0.135 compared to CAD 0.182 a year ago. For the full year ended December 31, 2014, the company’s operating revenues increased to CAD 28.7 million from CAD 22.0 million last year. The REIT's revenue growth in 2014 is due primarily to the acquisition of five properties during the year, continuing strong occupancies, and steady progress in leasing activities. Net Operating Income was CAD 21.2 million compared to CAD 16.5 million in the prior year. FFO was CAD 12.4 million or CAD 0.588 per unit compared to CAD 9.7 million or CAD 0.593 per unit last year. The increases are primarily due to the contribution from acquisitions completed over the last twelve months per unit amounts in the fourth quarter and year ended December 31, 2014 were negatively impacted by the fact that proceeds from the June 2014 equity offering were not fully invested by year end. AFFO was CAD 11.0 million or CAD 0.521 per unit compared to CAD 8.9 million or CAD 0.543 per unit last year. Net income was CAD 11,476,000 compared to CAD 10,282,000 a year ago. Basic and diluted net income per unit was CAD 0.542 compared to CAD 0.629 a year ago.
