Primary Health Properties plc Subsidiary to Built Medical Centre to Be Constructed in East Anglia

Primary Health Properties PLC announced that a wholly owned subsidiary has contracted to fund the development of and acquire a new modern, purpose built medical centre to be constructed in East Anglia. The total consideration will be £6.7 million (net assets acquired £6.7 million). The centre will be let to a GP partnership and a pharmacy operator on 25 year lease terms and is expected to be completed by second quarter of 2016.

Primary Health Properties plc announced audited consolidated earnings results for the year ended December 31, 2014. For the year, the company reported net rental income of GBP 59,262,000 against GBP 41,584,000 a year ago. Operating profit was GBP 79,258,000 against GBP 35,753,000 a year ago. Profit before taxation was GBP 36,880,000 against GBP 20,220,000 a year ago. Total comprehensive income for the year net of tax was GBP 26,900,000 against GBP 33,060,000 a year ago. Diluted earnings per share were 31.5 pence against basic earnings per share of 1.6 pence a year ago. EPRA basic and diluted earnings per share were 16.4 pence against EPRA basic earnings per share of 7.6 pence a year ago. Net cash flow from operating activities was GBP 49,000,000 against GBP 36,593,000 a year ago. Payments to acquire investment properties were GBP 54,921,000 against GBP 44,560,000 a year ago. Basic net asset value per share was 278 pence compared to 274 pence a year ago. EPRA net asset value per share was 319 pence compared to 300 pence a year ago. Basic net asset value per share was 278 pence compared to 274 pence a year ago. EPRA earnings increased by 168% to GBP 18.2 million compared to GBP 6.8 million a year ago. Net debt was GBP 658.1 million compared to GBP 579.7 million a year ago. The company announced that the Board has approved the payment of an second interim dividend of 10.0 pence per share compared to 9.5 pence per share a year ago, payable on 1 April 2015 to shareholders on the register on 27 February 2015.
