Primary Health Properties plc to Acquire Cheshire East Property for GBP 2.5 Million

Primary Health Properties plc has contracted to acquire a purpose built health care property for a total consideration of GBP 2.5 million. A wholly owned subsidiary of PHP has contracted to acquire a newly built property, being constructed within the Macclesfield General District Hospital campus redevelopment. Upon completion the property will be fully let to East Cheshire NHS Trust for a 21 year term. The construction work is expected to be completed by fourth quarter of 2015.

Primary Health Properties plc Acquires Two Modern, Purpose Built Health Care Facilities for Total Consideration of GBP 8.7 Million

Primary Health Properties PLC announced that it has contracted to acquire two modern, purpose built health care facilities for a total consideration of GBP 8.7 million (net assets and debt acquired GBP 8.7 million). PHP has acquired the entire share capital of a company whose sole asset and activity is the ownership of a medical centre located in Thornaby, North Yorkshire. The property is occupied by two GP practices, a pharmacy, optician and the NHS on leases that each have an unexpired term of 13.5 years. The company has been acquired with the benefit of an existing bank loan in the sum of Pound2.6 million that carries interest at a rate of 1% above LIBOR. A wholly owned subsidiary of PHP has contracted to acquire the Jubilee Medical Centre in Croxteth, Liverpool. The centre is currently being extended and undergoing a complete refurbishment and will be acquired upon completion with the benefit of new twenty-five year lease to the incumbent GP partnership. The construction work is expected to be completed by fourth quarter 2015. These acquisitions increase PHP's portfolio to a total of 271 assets with a total annual contracted rent roll of GBP 62.6 million.

Primary Health Properties plc Subsidiary to Built Medical Centre to Be Constructed in East Anglia

Primary Health Properties PLC announced that a wholly owned subsidiary has contracted to fund the development of and acquire a new modern, purpose built medical centre to be constructed in East Anglia. The total consideration will be £6.7 million (net assets acquired £6.7 million). The centre will be let to a GP partnership and a pharmacy operator on 25 year lease terms and is expected to be completed by second quarter of 2016.
