American Hotel Income Properties REIT LP announced a cash distribution of CAD 0.075 per limited partnership unit for the period of April 1, 2015 to April 30, 2015, which is equivalent to CAD 0.90 per Unit on an annualized basis. The distribution will be paid on May 15, 2015 to unitholders of record at the close of business on April 30, 2015.

American Hotel Seeks Acquisitions

American Hotel Income Properties REIT LP (TSX:HOT.UN) is looking for acquisition opportunities. American Hotel has entered into an agreement with a syndicate of underwriters, co-led by Canaccord Genuity Corp. and National Bank Financial Inc., to sell, on a bought-deal basis, 5.4 million limited partnership units of AHIP at a price of CAD 10.7 per unit for gross proceeds to AHIP of approximately CAD 57.5 million. American Hotel intends to use the net proceeds from the offering to partially finance the potential acquisition of two high-quality, nationally branded hotel portfolios, finance potential expansion, conversion and new build opportunities, including the recently announced $2.7 million expansion of the Oak Tree Inn railway lodging facility in Dexter, Mo.; and finance working capital and general corporate purposes.

American Hotel Income Properties REIT LP reported financial results for the fourth quarter and fiscal year ended December 31, 2014. For the quarter, funds from operations and adjusted funds from operations were $4.7 million and $4.2 million, respectively, compared to $1.3 million and $1.7 million, respectively, for the same period last year reflecting the addition of 22 new hotels comprising over 2,000 guestrooms. Diluted FFO per unit ­ as reported was $0.21 compared to $0.10 in 2013. Diluted Core FFO per unit (which adjusts for securities-based compensation expenses and a one-time recovery of insurance proceeds) was $0.19 compared to $0.15 in 2013. Diluted AFFO per unit ­ as reported was $0.18 compared to $0.13 in 2013. Diluted Core AFFO per unit (which adjusts for a one-time recovery of insurance proceeds) was $0.16 compared to $0.13 in 2013. Total revenues increased to $27.8 million compared to $14.5 million for the prior period. Net operating income was $9.1 million compared to $4.4 million in the same period last year. For the year, funds from operations and adjusted funds from operations were $16.6 million and $15.0 million, respectively, compared to $7.4 million and $7.2 million, respectively, for the same period last year reflecting the portfolio acquisitions during the year. Diluted FFO per unit ­ as reported was $0.91 compared to $0.74 in 2013. Diluted Core FFO per unit (which adjusts for securities-based compensation expenses and a one-time recovery of insurance proceeds) was $0.91 compared to $0.80 in 2013. Diluted AFFO per unit ­ as reported was $0.82 compared to $0.72 in 2013. Diluted Core AFFO per unit (which adjusts for a one-time recovery of insurance proceeds) was $0.80 compared to $0.72 in 2013. Total revenues increased to $93.1 million compared to $48.1 million for the prior period reflecting gains of 93.8%. Net operating income was up 99.4% to $32.0 million compared to $16.0 million in the same period last year.
