Helical Bar Plc Exchanges Contracts to Purchase a New Long Leasehold Interest in 23 - 28 Charterhouse Square, London, EC1 from the Governors of Sutton's Hospital in Charterhouse

Helical Bar Plc has exchanged contracts to purchase a new long leasehold interest in 23 - 28 Charterhouse Square, London, EC1 from the Governors of Sutton's Hospital in Charterhouse. The purchase follows Charterhouse obtaining the early surrender of the existing long lease to Royal Bank of Scotland. Helical is paying GBP 16 million for the new 155 year lease and Charterhouse will benefit from a ground rent based on the rental income received. Helical said it plans to carry out a major refurbishment of the existing building, which currently comprises circa 34,000 sq ft NIA, increasing the floor area to circa 42,000 sq ft NIA. Royal Bank of Scotland, the current tenant, is due to vacate the property at the end of this year, allowing Helical to start on site with a view to delivering the completed building in the first quarter of 2017.

Helical Bar plc and The Baupost Group, LLC Secures £165 Million Revolving Credit Facility from HSBC

Helical Bar announced that its Barts Square scheme, held in joint venture with The Baupost Group LLC, has secured a new £165 million revolving credit facility from HSBC, refinancing £35 million of existing debt, also from HSBC, due to be repaid in March 2015. The new facility refinances the investment assets, currently let on short term leases to the NHS, and provides funding for the construction of Phase 1 of the scheme which incorporates 144 residential units, 24,000 sq ft of office accommodation, retail/restaurant space and accompanying public realm improvements. The terms of the facility, repayable in December 2019, allow drawdowns of 100% of construction costs and benefit from a current all-inclusive interest rate of circa 3.5%.

Helical Bar Secures £81 Million Refinancing with Aviva Commercial Finance

Helical Bar announced that it has secured a new £81 million ten year debt facility from Aviva Commercial Finance, refinancing £27 million of existing debt and boosting cash reserves by £54 million. The terms of the facility, repayable in December 2024, allow draw-downs of up to 63% of value and benefit from a fixed interest rate of 3.48%. The new facility has refinanced two London office buildings at Shepherd's Building, London W14 and One King Street, Hammersmith, London W6 and a retail asset at the Morgan Quarter, Cardiff.
