Equity Residential reported unaudited consolidated earnings results for the second quarter and six months ended June 30, 2015. FFO for the second quarter of 2015 was $0.90 per share compared to $0.77 per share in the second quarter of 2014. The difference is due primarily to the various non-comparable items. Normalized FFO was $0.85 per share compared to $0.78 per share in the same period of 2014. For the second quarter of 2015, the company reported earnings of $0.78 per share compared to $0.31 per share in the second quarter of 2014. The difference is due primarily to higher gains on property sales in the second quarter of 2015. Net debt was $10,690,062,000 at June 30, 2015. For the quarter, total revenue was $679,112,000 compared to $652,568,000 a year ago. Operating income was $246,184,000 compared to $228,310,000 a year ago. Income before income and other taxes, income from investments in unconsolidated entities, net gain on sales of real estate properties and land parcels and discontinued operations was $137,562,000 compared to $109,745,000 a year ago. Income from continuing operations was $298,504,000 or $0.78 per diluted share compared to $117,210,000 or $0.31 per diluted share a year ago. Net income available to common shares was $285,587,000 or $0.78 per diluted share compared to $111,654,000 or $0.31 per diluted share a year ago. FFO available to common shares and units was $341,304,000 compared to $290,777,000 a year ago. Normalized FFO available to common shares and units was $325,261,000 compared to $295,884,000 a year ago. For the six months ended June 30, 2015, FFO was $1.68 per share compared to $1.48 per share in the same period of 2014. Normalized FFO of $1.64 per share compared to $1.49 per share for the same period of 2014. Earnings were $1.27 per share compared to $0.52 per share for the same period of 2014. The difference is due primarily to higher gains on property sales and improved operations during the six months ended June 30, 2015. For the six months, total revenue was $1,345,483,000 compared to $1,286,010,000 a year ago. Operating income was $464,355,000 compared to $427,569,000 a year ago. Income before income and other taxes, income from investments in unconsolidated entities, net gain on sales of real estate properties and land parcels and discontinued operations was $244,761,000 compared to $193,104,000 a year ago. Income from continuing operations was $488,573,000 or $1.27 per diluted share compared to $198,890,000 or $0.52 per diluted share a year ago. Net income available to common shares was $464,429,000 or $1.27 per diluted share compared to $189,753,000 or $0.52 per diluted share a year ago. FFO available to common shares and units was $640,663,000 compared to $556,412,000 a year ago. Normalized FFO available to common shares and units was $624,263,000 compared to $561,539,000 a year ago. The company has established normalized FFO guidance range of $0.85 to $0.89 per share for the third quarter of 2015. The difference between the company's second quarter 2015 Normalized FFO of $0.85 per share and the midpoint of the third quarter 2015 guidance range of $0.87 per share is due primarily to a positive impact of approximately $0.01 per share from higher same store NOI; and a positive impact of approximately $0.01 per share from lower G&A costs. The company has revised its guidance for its full year 2015 same store operating performance and Normalized FFO per share. The company expected normalized FFO per share in the range of $3.39 to $3.45 compared to prior estimate of $3.37 to $3.45; revenue change in the range of 4.75% to 5.0% compared to prior estimate of 4.3% to 4.7%; NOI change in the range of 5.5% to 6.0% compared to prior estimate of 4.8% to 5.8%.

A common share dividend for the second quarter of $0.5525 per share will be paid on July 10, 2015 to shareholders of record on June 26, 2015. A quarterly dividend of $1.03625 per share will be paid on June 30, 2015 to shareholders of record on June 19, 2015 of the company’s Series K Preferred Shares.
