HD Supply Solutions and Grand Warehouse and Distribution Renew Lease Agreements with Duke Realty Corporation

HD Supply Solutions and Grand Warehouse and Distribution have renewed their agreements and expanded their leased space in the Northlake submarket properties of Duke Realty Corporation. HD Supply Solutions has expanded by 67,122-square feet and will now occupy all of Northlake I, a 413,675-square-foot bulk warehouse. Grand Warehouse and Distribution will lease an additional 51,884-square-foot expansion of Northlake III, the built-to-suit warehouse that Duke Realty delivered for the company in 2006. With the expansion, Grand Warehouse will now occupy 229,604 square feet.

Duke Realty Corporation Reports Unaudited Earnings Results for the First Quarter Ended March 31, 2015; Revises Earnings and Operating Guidance for the Full Year Ending December 31, 2015

Duke Realty Corporation reported unaudited earnings results for the first quarter ended March 31, 2015. For the quarter, the company reported revenues of $16,594,000 against $1,416,000 a year ago. Operating income was $88,200,000 against $59,069,000 a year ago. Income from continuing operations was $37,416,000 or $0.11 per diluted share against $7,471,000 or $0.00 per diluted share a year ago. Net income attributable to common shareholders was $65,244,000 or $0.19 per diluted share against $18,683,000 or $0.06 per diluted share a year ago. Funds from operations- diluted were $114,372,000 or $0.33 per diluted share against $93,804,000 or $0.28 per diluted share a year ago. Adjusted funds from operations - diluted were $99,825,000 or $0.28 per diluted share against $84,053,000 or $0.25 per diluted share a year ago. In addition to the factors driving the increase to Core FFO, the improved net income per share was due to increased gains on property and land sales and reduced depreciation expense resulting from a significant amount of properties being classified as held-for-sale during a portion of the first quarter 2015. The company narrowed its previous core FFO guidance for 2015 to a range of $1.13 to $1.19 per share, compared to previous guidance of $1.12 to $1.20 per share. The company increased its AFFO guidance for 2015 to a range of $0.98 to $1.04 per share, compared to previous guidance of $0.96 to $1.04 per share. Guidance for same property net operating income growth, for the twelve months ending December 31, 2015 compared to the twelve months ended December 31, 2014, was increased to a range of 3.0 to 5.0% compared to previous guidance of 2.0 to 4.0%. Guidance for 2015 average in-service occupancy also was increased to a range of 95.0% to 96.0% compared to previous guidance, which ranged from 94.5% to 95.5%.

Duke Realty Declares Quarterly Cash Distribution, Payable on May 29, 2015

The board of directors of Duke Realty declared a quarterly cash distribution on common stock of $0.17 per share, or $0.68 per share on an annualized basis. The first quarter dividend will be payable on May 29, 2015 to shareholders of record on May 14, 2015.
