Boston Properties has submitted plans to San Jose city officials to construct two big office buildings on the site that would total 537,000 square feet. In addition, the site contains four existing buildings that total 570,000 square feet. Three of the four buildings would be renovated by Boston Properties to transform them into Class A prime office buildings that would be attractive to tech companies. The property is located at 3100 Zanker Road in north San Jose and is bounded by Zanker, Montague Expressway, Research Place and Innovation Drive.

Boston Properties Inc. Announces Unaudited Consolidated Earnings Results for the Second Quarter and Six Months Ended June 30, 2015; Provides Earnings Guidance for the Third Quarter of 2015; Revises Earnings Guidance for the Full Year of 2015

Boston Properties Inc. announced unaudited consolidated earnings results for the second quarter and six months ended June 30, 2015. For the quarter, the company reported total rental revenue of $599,956,000 compared to $570,921,000 a year ago. Total revenue was $618,221,000 compared to $589,794,000 a year ago. Operating income was $204,926,000 compared to $201,273,000 a year ago. Net income attributable to the company common shareholders was $82,078,000 or $0.52 per basic and diluted share compared to $79,145,000 or $0.50 per basic and diluted share a year ago. Funds from operations were $208.7 million, or $1.36 per share basic and $1.36 per share diluted compares to FFO for the quarter ended June 30, 2014 of $207.0 million, or $1.35 per share basic and $1.35 per share diluted. The company’s reported FFO per share diluted was greater than the guidance previously provided of $1.32 to $1.34 per share diluted primarily due to better than expected portfolio operations of $0.02 per share and lease termination income of $0.01 per share. For the six months, company reported total rental revenue of $1,204,019,000 compared to $1,132,206,000 a year ago. Total revenue was $1,236,697,000 compared to $1,164,488,000 a year ago. Operating income was $411,135,000 compared to $378,170,000 a year ago. Net income attributable to the company common shareholders was $255,901,000 or $1.63 per basic and diluted share compared to $135,801,000 or $0.85 per basic and diluted share a year ago. Funds from operations attributable to the company were $409,113,000 compared to $390,883,000 a year ago. Diluted FFO per share was $2.66 compared to $2.55 a year ago. For the third quarter of 2015, the company expects diluted EPS in the range from $1.13 to $1.15 and diluted FFO per share in the range from $1.34 to $1.36. The company has updated its guidance for FFO diluted per share for full year 2015 to $5.37 to $5.45 per share from $5.35 to $5.45 per share. The updated guidance reflects, when compared to the company’s prior guidance, an increase from the second quarter 2015 results of $0.03 per share offset by an increase in projected operating expenses for the remainder of 2015 of $0.01 per share and a decrease in FFO of $0.01 per share from the projected sale of 505 9th Street in Washington, DC. The company expects diluted EPS in the range from $3.13 to $3.21. The company projects net interest expense to be $422 million to $431 million for the year. The development spend is meeting current projections, resulting in capitalized interest for 2015 of $31 million to $38 million.
