Brookfield Canada Office Properties Announces Consolidated Earnings Results for the First Quarter Ended March 31, 2015

Brookfield Canada Office Properties announced consolidated earnings results for the first quarter ended March 31, 2015. The company reported funds from operations of CAD 37.1 million or CAD 0.40 per unit, compared to CAD 40.9 million or CAD 0.44 per trust unit during the same period in 2014. Adjusted funds from operations was CAD 28.5 million or CAD 0.31 per trust unit compared with CAD 36.5 million or CAD 0.39 per trust unit during the same period in 2014. Net income was CAD 58.7 million or CAD 0.63 per trust unit, compared to CAD 42.1 million or CAD 0.45 per trust unit during the same period in 2014. Included in net income was a fair value gain of CAD 22.1 million, compared to CAD 2.9 million during the same period in 2014. Commercial property revenue was CAD 127.6 million compared with CAD 125.6 million during the same period in 2014. Net income attributable to unitholders was CAD 16.4 million compared to CAD 11.8 million during the same period in 2014. Commercial property net operating income was CAD 63.8 million, compared with CAD 68.6 million during the same period in 2014. Excluding non-recurring items, net operating income was CAD 64.1 million compared with CAD 66.3 million for the prior year quarter. Capital expenditures and tenant improvements was CAD 10.4 million. The decrease in both AFFO and FFO is mainly due to the onetime parking allocation settlement at Brookfield Place Toronto, which was recognized in the fourth quarter of 2014. The decrease of CAD 3.8 million in FFO over the prior year was largely a result of lower net operating income of CAD 5.6 million, mainly due to a vacancy tax appeal settlement recorded in the first quarter of 2014 and lower base rents and recoveries related to the Heenan Blaikie dissolution, both were at Bay Adelaide West.
