Boardwalk Real Estate Investment Trust Announces Earnings Results for the Fourth Quarter and Year Ended December 31, 2014; Provides Earnings Guidance for the Year 2015

Boardwalk Real Estate Investment Trust announced earnings results for the fourth quarter and year ended December 31, 2014. For the quarter, the company reported total rental revenues of CAD 119.9 million compared with CAD 117.6 million for the same period a year ago. Net operating income was CAD 71.9 million compared with CAD 69.2 million for the same period a year ago. Loss from continuing operation was CAD 14.5 million compared with CAD 29.7 million for the same period a year ago. Funds from operations (FFO) totaled CAD 43.7 million, or CAD 0.84 per trust unit compared to CAD 41.4 million or CAD 0.79 per trust unit for the same period last year. Adjusted funds from operation were CAD 39.6 million against CAD 37.3 million a year ago. AFFO per unit was CAD 0.76 against CAD 0.71 a year ago. For the year, the company reported total rental revenues of CAD 473.2 million compared with CAD 453.6 million for the same period a year ago. Net operating income was CAD 292.4 million compared with CAD 284.2 million for the same period a year ago. Profit from continuing operation was CAD 235.6 million compared with CAD 325.1 million for the same period a year ago. Funds from operations totaled CAD 175.8 million or CAD 3.37 per trust unit compared to FFO of CAD 168.2 million or CAD 3.21 per trust unit for the same period last year. Adjusted funds from operation were CAD 159.3 million against CAD 151.4 million a year ago. AFFO per unit was CAD 3.05 against CAD 2.89 a year ago. The increase in reported FFO was attributed to positive organic revenue growth driven by higher market and in-place rents, resulting in a 3.8% increase in total rental revenue for the fourth quarter versus the same period in 2013 and 4.3% for the twelve months of 2014; however, this was tempered by higher vacancy and suite specific incentives in some of the Trust's markets in the fourth quarter. Net asset value per diluted unit as of December 31, 2014 was CAD 67.98 compared to CAD 64.93 as of December 31, 2013.   The company provided earnings guidance for the full year of 2015. For the year, the company now expects to report funds from operations per unit in the range of CAD 3.40 to CAD 3.60. Adjusted funds from operations per unit expected to be in the range of CAD 3.07 to CAD 3.27. Capital budget is expected to be approximately CAD 9.837 million. For 2015, the company anticipates total operating capital budget of CAD 98.8 million with an additional CAD 12.2 million for development.

Boardwalk Real Estate Investment Trust declared distribution of $0.17 per unit and to annualized $2.04. Record dates are February 27, 2015, March 31, 2015 and April 30, 2015. The dividend will be payable on March 16, 2015, April 15, 2015 and May 15, 2015 respectively.
