Joy City Property Limited Provides Earnings Guidance for the Year Ended December 31, 2014

Joy City Property Limited announced that based on the unaudited consolidated management accounts of the group for the year ended December 31, 2014 and other information currently available, the board of directors of the company reported that it is expected to record an approximately 45% to 50% decrease in the consolidated profit for the year ended December 31, 2014, as compared to that recorded in the unaudited pro forma consolidated financial information of the company for the year ended December 31, 2013 which had taken into account of the operating results of the Joy City Projects. Approximately 90% of the expected decrease in profit was attributable to the expected lesser increase in the fair value of the group's investment properties for the year ended December 31, 2014 as compared to that recorded in the unaudited pro forma consolidated financial information of the company for the year ended December 31, 2013.

Joy City Property Limited announced that with effect from 23 January 2015, Mr. Tse Kin Wai resigned and Ms. Ng Chi Man has been appointed as the authorised representative of the Company under Rule 3.05 of the Listing Rules and the person authorised to accept service of process and notices on the Company’s behalf in Hong Kong under Rule 19.05(2) of the Listing Rules. The authorised representatives of the Company pursuant to Rule 3.05 of the Listing Rules are Mr. Zhou Zheng and Ms. Ng Chi Man. With effect from 23 January 2015, Mr. Tse Kin Wai resigned and Ms. Ng Chi Man has been appointed as the authorised representative of the Company to accept service of process in Hong Kong under Part 16 of the Companies Ordinance (Chapter 622 of the Laws of Hong Kong). Ms. Ng Chi Man, aged 40, is an associate member of The Hong Kong Institute of Chartered Secretaries and The Institute of Chartered Secretaries and Administrators.
