B.C. Pavilion And Vancouver Fraser Port Authority TO Sell 6.2 Acres On Vancouver's Waterfront

B.C. Pavilion Corporation and Vancouver Fraser Port Authority are seeking to sell 6.2 acres of land on Vancouver. Unique Properties Group told the Financial Post that the property in Vancouver's Inner Harbour will hit the market on November 15, 2016. The group wouldn't reveal a pricing target. Mark Lester, Senior Vice-President with Unique Properties Group, said, “Trying to find a new marina to build is exceedingly challenging. That's not just in Vancouver but everywhere in B.C. because the regulatory process is difficult to navigate," said "We get calls all the time saying 'I'd love to build a marina' but where? Most good waterfront has already been developed. Our intent here is to seek expressions of interest and work with somebody," he said, adding that the capital that would be needed to be put in the marina is difficult to price. The nature of the transaction is something that could vary from proponent to proponent. Essentially the buyers of the water lot are purchasing a sublease for the location, which is divided into two lots, one owned by the British Columbia Pavilion and the other the Vancouver Fraser Port Authority. It's a long-term lease, more than 30 years. Once you get past 30 years, it doesn't really matter once you amortize out (the costs and cash flow). Most marinas are operating Crown water lots. The way they work, the lease might be for 15 years but you have the right to renewal as long you meet the rules for renegotiation."
