Bixby Land Buys Kawasaki Headquarters Building in Irvine, California

Bixby Land Company announced the acquisition of a 262,463-square-foot corporate headquarters building at 9950 Jeronimo Road in Irvine, Calif. Bixby purchased the building for $44.25 million from Kawasaki Motors Corporation, USA, who was represented in the transaction by Gregg Haly of CBRE. Bixby plans an extensive $20 million redesign to meet the growing demand for modern work spaces in Orange County, especially from larger tenants. The firm also recently purchased 15771 Redhill Avenue in nearby Tustin, Calif. That project is in development for one or two users in a 90,000-square-foot building. Bixby's redesign of the project centers on an interior access corridor beneath a high-volume glass canopy, where plans call for a fitness center and an indoor/outdoor cafe. The entryway bisects the building into three separate areas and provides an aesthetic backdrop for the signature Bixby Retreat, a spacious outdoor gathering area for tenants that defines Bixby developments throughout the state. The building will also undergo significant upgrades to the exterior facade, including the addition of floor-to-ceiling glass lines and decorative screen metal canopies at building entry points. Design work is being handled by architecture firm LPA.

Bixby Land Company Completes San Jose Office Development

Bixby Land Company has transformed a four-building office park in San Jose, Calif. into a contemporary work environment that is now ready for occupancy. The firm has finished construction on THE Campus, a completely redesigned 250,000-square-foot office project that sets a new benchmark for companies seeking a vibrant, amenity-rich work place in Silicon Valley. One of the elements that distinguish THE Campus is the free-flowing circulation between building interiors and beautifully appointed outside areas, something that is becoming a hallmark of Bixby office developments. This is achieved through full-height windows and overhead doors that reveal interior work spaces to the signature Bixby Retreat, a sweeping assemblage of inviting outdoor communal areas for informal meetings, collaboration, team building, dining and recreation. Studio G Architects of Campbell, Calif. is credited with designing the project, which was led by architect Kelly Simcox. Bixby's attention to the lifestyle needs of companies has come to define the firm's office development strategy. In the case of THE Campus, this includes stylish amenities that more closely resemble the ambiance of a boutique luxury hotel than an office building. Couch seating areas, fire pits, an outdoor gourmet kitchen and outdoor dining areas differentiate THE Campus. Native, eco-friendly landscaping and calming waterscape provide a tranquil setting, while recreational options such as a bocce ball court, outdoor exercise deck and yoga area encourage a healthy work/life balance. The flexible building configuration at THE Campus is designed for one or two tenants, each with its own designated outdoor amenities area. The project can accommodate companies requiring approximately 90,000 square feet, 135,000 square feet, or 235,000 square feet. A fourth building with approximately 15,000 square feet is currently leased. THE Campus is located at the northwest corner of Trimble Road and Orchard Parkway, adjacent to San Jose's North 1st Street Corridor, within one block of VTA light rail access and less than one mile from Highway 101. THE Campus represents the third major office park repositioning by Bixby in the Silicon Valley in the past two years. Bixby delivered a highly acclaimed office campus renovation in Santa Clara, Calif. in May 2012, leasing the project immediately upon completion to Infoblox and garnering the Best Rehab/Reuse Award by the Silicon Valley Business Journal. Bixby followed that success with a 165,000-square-foot office campus on River Oaks Parkway in San Jose that is now occupied by Nimble Storage. In Los Angeles, Bixby is putting the finishing touches on a five-story office building redesign in El Segundo, and the firm has just purchased two Orange County office buildings that will be developed into contemporary multi-tenant office projects. Bixby is also under contract on a major office acquisition that it expects to announce later this month.
