They are expanding their portfolios and footprint by acquiring residential projects that are stuck, usually for want of money, or buyers, or both. HOH plans to expand its presence in Mumbai and enter markets like the National Capital Region and Pune by buying stressed assets from or forging alliances with developers whose projects are stuck. TATA Housing Development Company Limited plans to double its investments and project launches in 2016-17, after primarily focusing on ongoing projects and restricting the number of fresh launches last year. The firm will invest about INR 30,000 million in buying land and developing projects. It plans to launch 7-8 projects across cities and venture into the Noida market. The project launches will be more or less equally divided between its affordable housing arm Tata Value Homes and premium and luxury homes sold under the Tata Housing brand. While half of the INR 30,000 million that the developer plans to invest in 2016-17 will come from internal accruals, the rest will come from the brand-new investment platform that will fund luxury residential projects, which the developer is close to setting up with an investor. The INR 32,000 million platform will help Tata Housing build luxury homes, but in the price range of INR 10-15 million.
