TR Property Investment Announces Consolidated Earnings Results for the Year Ended March 31, 2014 and Company Cash Flow Results for the Year Ended March 31, 2014; Provides Earnings Guidance for the Year to March 2015

TR Property Investment announced consolidated and company earnings results for the year ended March 31, 2014. For the year, on consolidated basis, the company reported total comprehensive income of £148,815,000 or 46.87 pence per ordinary share on total income of £169,556,000 compared to total comprehensive income of £117,218,000 or 37.84 pence per ordinary share on total income of £133,945,000 of prior year. Operating profit was £152,428,000 against £122,334,000 of prior year. Profit from operations before tax was £149,260,000 against £119,300,000 of prior year. Net cash inflow from operating activities was £317,000 against £28,233,000 of prior year. The year on year revenue growth is encouraging albeit that the 2014 result is affected by a number of one-offs and timing differences that will reverse or not be repeated in 2015. For the year, company cash inflow from operating activities was £818,000 against £27,852,000 of prior year. Some of the timing changes that have led to an increase in the earnings for the year to March 2014, will not be repeated in the 2015 financial year. In addition, development activity at the Colonnades will lead to lower income from the property portfolio for a short while. Therefore, the company expects lower earnings for the year to March 2015.

TR Property Investment Trust plc Proposes Final Dividend, Payable on August 5, 2014

The Board of TR Property Investment Trust plc proposed a final dividend of 4.6 pence, 5.7% ahead of the final dividend for the prior year and bringing the total dividend for the year to 7.45 pence, an increase of 6.4% over the 7.00 pence paid last year. The dividend will be paid on August 5, 2014 to shareholders on the register on June 27, 2014. The shares will be quoted ex-dividend on June 25, 2014.
