Methodology

Zillow's calculation of the breakeven horizon for cities uses year-over-year data for September 2012. The calculation for home costs assumes a 30-year mortgage, a 20 percent down payment and a mortgage rate of 3.56 percent. Property taxes, owner insurance, maintenance, renovation and tax issues are some of the items included in the calculation. It also factors in opportunity cost, inflation and home appreciation over the 30-year period. The rental costs calculated include the rental deposit, rental broker fee and renter's insurance costs.
